Exercise of share options

The Company announces that options to subscribe for 20,000 new ordinary shares have been exercised by one employee of Peel Hotels plc.

The options had been granted as to 10,000 in December 2000 at 118.5 pence per share and as to 10,000 in April 2004 at 88.5 pence per share.

Application has been made for the 20,000 new ordinary shares issued in connection with the exercise of share options to be admitted to AIM. It is expected that admission will take place on 22 May 2008.

The new ordinary shares will rank pari passu in all respects with the existing ordinary shares
